Seeking Junior Construction Manager / Construction Manager to manage General Contractor work for our Development Company.
Responsible for supporting the Construction, Development and Property Management Departments performing various tasks which will assist in streamlining the work effort of each Department. Responsibilities will include assisting with projects and communicating with Consultants, Public Entities, Contractors and Tenants. Participate in weekly (or as needed) Project Meetings and maintain communication with key internal groups such as Leasing, Asset Management and Property Management.
Reports directly to the Director of Construction and support Construction, Development and Property Management Departments as follows:
Construction Management
Estimate site work, building and Tenant Improvements
Prepare Consultant RFP's and Contracts
Manage Site and Building Consultants during Construction Drawing Process
Manage permitting and approval process
Prepare GC and Subcontractor Bid Documents
Manage Construction projects including third party coordination, GC project schedules, work quality control, documentation, pay applications and budget
Generate weekly and monthly reports
Coordinate work with Tenants
Development
Review Tenant Work requirements, prepare budgets and schedules
Prepare Landlord Work letters, prepare budgets and schedules
Assist with Entitlements
Property Management
Bid, award and manage capital projects including asphalt and concrete work, building facade renovations, re-roofing, HVAC replacement and other similar projects
Review Tenant Buildout Drawings and provide approval documentation
Support Property Management during Tenant buildout process
Review Tenant closeout paperwork and coordinate approval
Qualifications:
A Bachelor's Degree or equivalent, ideally in Construction Management, Civil Engineering or Architecture / Design
A minimum of zero to three years experience as a Project Manager for a General Contractor or Developer
Ability to travel
Highly proficient in Microsoft Word, Excel, Outlook and Project
